Construction Finance
Understand Change and the Remaining Cost to Finish.
ATR reviews variations, commitments and remaining works to help clients and lenders understand the current forecast final cost and emerging budget exposure.
Service Overview
Variations & Cost-to-Complete
During construction, the original contract sum can become less useful as a measure of the final position. A cost-to-complete review brings approved and pending variations, remaining commitments, claims and known risks together into a current forecast.
When Cost Exposure Needs Reforecasting
- Variation values are affecting the approved budget.
- A lender or client needs an updated forecast final cost.
- The remaining contingency is reducing and future exposure needs to be understood.
- There is uncertainty about whether remaining funds are sufficient to complete the project.
Change and Commitments We Review
- Approved, submitted and anticipated variations
- Current contract commitments and previous payments
- Outstanding scope and remaining trades
- Contingency and client-held allowances
- Known claims, delays and commercial risks
- Latest project programme and completion assumptions
What the Forecast Clarifies
- Variation assessment or commercial review
- Current cost-to-complete forecast
- Forecast final cost and budget variance
- Summary of remaining contingency / exposure
- Clear identification of assumptions and unresolved items
